When you start looking at assisted living for a parent or spouse, the first question is almost always the same: what does it cost? The second question follows fast: what does that price actually include? Many families in Hemlock, Saginaw, Midland and Bay City tell us they spent weeks on the phone and still could not get a plain answer to either one.

What assisted living costs at Pine Haven
Pine Haven is a small, 13-bedroom assisted living home in the country in Hemlock, Michigan, about 25 minutes west of Saginaw. We are state-licensed for up to 18 residents, with a registered nurse and LPNs on staff.
Our monthly rent is simple:
- Semi-private rooms from $3,500 a month.
- Private rooms from $3,900 a month.

What "all-inclusive" means here
"All-inclusive" gets used loosely in senior care, so here is what it means at Pine Haven. Your loved one's monthly rate covers:
- Their room, whether private or semi-private, with utilities and basic cable included
- Three home-cooked meals every day, served family-style
- Personal care: help with bathing, dressing, grooming and mobility, at their pace
- Medication management overseen by our registered nurse
- Professional staff on hand 24 hours a day, every day of the year
- Weekly housekeeping and on-site laundry
- Emergency call systems in every room
- Planned daily activities, Bible study, and time with our companion animals: alpacas, llamas, goats, sheep, chickens, turkeys, ducks, and guinea fowl
- Scheduled transportation
That is the whole list, and it is the same list whether your loved one needs a little help or a lot. Our services page lays it out alongside our respite care option.
How Pine Haven compares with the national picture
It helps to have a reference point. CareScout, which publishes the long-running Cost of Care Survey, puts the 2025 national median cost of an assisted living community at $6,200 a month, or $74,400 a year (CareScout Cost of Care). Pine Haven's private rooms, at $3,900 a month, and semi-private rooms, at $3,500 a month, sit well under that figure, and our rates already include the care, meals and services that many larger communities bill separately.
A national median is a broad brush. Prices vary a great deal by state, by city and by the kind of home. It is still a useful sanity check when a quote lands in front of you.
What drives the price differences you will see
When two homes in the same county quote very different numbers, it usually comes down to a few things.
Room type
A private room costs more than a semi-private one almost everywhere. At Pine Haven that difference is $400 a month, and it is the only choice that changes the price. Both room types get the same care, the same meals and the same staff.
Level of care
Many homes price in tiers. A resident who needs help with one or two daily tasks pays a base rate, and the rate climbs as needs grow. Pine Haven does not price this way. Our rate covers the care your loved one needs, and if that changes over time, the price does not.
Add-on fees elsewhere
This is where quotes get hard to compare. Some communities list a low base rent and then charge separately for medication management, incontinence care, meals delivered to the room, laundry, transportation, or a "community fee" at move-in. None of that is wrong, but it means the first number you hear is rarely the number you pay. Pine Haven's all-inclusive pricing exists so you never have to do that math.
Size and setting
Large communities carry large overheads: big buildings, big dining rooms, big staffs. A small home in the country carries less of that, and it shows in the price. It also shows in the care. With just 13 bedrooms, our team knows every resident by name, knows how they take their coffee, and notices when something is a little off.
How Michigan families pay for assisted living
Most families use one of three routes, and sometimes a mix.
- Private pay. Savings, a pension, Social Security, or proceeds from selling a home. All-inclusive pricing matters most here, because a flat monthly number is far easier to budget against than a base rent plus a changing list of extras.
- Long-term care insurance. If your loved one bought a policy years ago, it may cover part of the monthly cost. Pine Haven works with families to streamline the acceptance process.
- The Michigan Medicaid waiver. Pine Haven accepts the Michigan Medicaid waiver, so eligible residents can apply that coverage toward assisted living.

What to ask on a tour
Whether you tour Pine Haven or any other home, bring these questions. The answers tell you more than the brochure will.
- What exactly is included in the monthly rate, and what is billed separately?
- Does the price change if my loved one's care needs increase? By how much?
- Is there a move-in or community fee?
- Who oversees medications, and is a nurse on staff or only on call?
- How many residents live here, and how many staff are on overnight?
- Do you accept long-term care insurance and the Michigan Medicaid waiver?
- Can we try a short respite stay first?
That last question matters more than people expect. A respite stay of a few days or weeks lets your loved one experience the home, the meals and the staff before anyone signs a long-term agreement.
